A single family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Required street perimeter yard setback is 20’-0” proposed street perimeter yard setback is 13’-2”. The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 3.11.1.B.4). In a developing area, the minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Based on current aerial photos there was an addition that shows up some time after 2018 on the east end of this structure. Zoning could not find approved permit documents for this addition. Either provide copies of the approved permit documents or it will need to be included in this permit. 3. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.2.b b. Vehicular use areas , measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage calculation.
