This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the as-built addition with necessary alterations for achieving code compliance. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. FLOOR PLANS: 1. Show a floor plan labeling all proposed functions of rooms and spaces, R106.1.1. Bedrooms have additional requirements from other living spaces. Include dimensions and show all doors, windows, fixtures and appliances in the altered area. SECTIONS - DETAILS: 1. Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the wall sheathing with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems. PLUMBING PLANS: 1. Show any plumbing alterations, 2018 IRC. MECHANICAL PLANS: 1. Show heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3. 4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. | 12/29/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM09551 6722 E 38th St - R-1 Convert Carport to Livingroom (2nd Review) TRANSMITTAL: December 29, 2021 This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan the meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The provide plot plan does not show the entire parcel and is required to show the entire parcel. 2. The porch connected to the southwest corner of the main dwelling appears on the aerial photos some time after 2010. Zoning was not able to find approved permit documents for this structure. Based on the provided plans this structure does not meet perimeter yard setbacks to the west property line. The required perimeter yard setback is 6’-0” or 2/3 the height of the exterior wall as measured from design grade to the highest point of the wall. For porch structures the measurement is from grade to where the post and beam meet the roof. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. As no heights were provided the required perimeter yard setback cannot be determined. 3. The sheds shown on the plans do not meet perimeter yard setbacks. The required perimeter yard setback is 6’-0” or 2/3 the height of the exterior wall as measured from design grade to the highest point of the wall. As detached accessory structures these perimeter yard setbacks can be waived by the adjacent property owner, see Unified Development Code (UDC) Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
