A Multi-family is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 1. Provide height dimensions from design grade to her highest point of the wall. Based on the proposed design the highest point of the wall is where the wall meets the eave. 2. The building plan heights do not match what is shown on the DP. Based on the building plans the north/east end of the proposed building is 21’-0” high for determining perimeter yard setbacks. 3. Until DP21-0326 is approved Zoning cannot approve the building plans. 4. The description shown on the application is not correct this is a two story structure not a one story.
