This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans. SITE PLAN: Show the location of utility lines to the proposed building, R106.1.1. FLOOR PLAN: Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window opening into the proposed space. STRUCTURAL PLAN: Locate and size beams, rafters, and headers for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show a pressure treated sill plate with ½” x 10” @ 4’ O.C. anchor bolts with 7” embedment into a 12” x 12” continuous foundation with #4 bear reinforcement. Show any weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems. ELECTRICAL PLANS: Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly). The site is zoned R-1 , and the proposed use is single family residential which is a permitted use in your zone, subject to use specific standards 4.9.7.B.1-.9 (Table 4.8-2) 01. COMMENT: Provide a residential plot plan that meets the requirements found at https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 02. COMMENT: Provide height of the proposed structure. The maximum height permitted for detached accessory structures in residential zones is 12' (UDC, 6.6.4). 03. COMMENT: It is unclear whether the proposed structure is meeting the minimum setback requirement. The minimum setback requirement for your zone is the greater of 6' or 2/3 the height of the wall measured from the exterior wall of the structure to the property line. Provide the height of the walls of the proposed structure, measured from grade to the highest point of the wall, to determine the setback requirement for the structure. For application see UDC 6.4.5. 04. COMMENT: Provide the lot coverage calculation. The lot coverage is the percentage of the lot area that is covered by buildings, storage areas and vehicular use area. For application see UDC 6.4.3.
