This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.

2. Per UDC 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The propose shade structures are partially located within the front yard. A Board of Adjustment for Variance is required.

3. Per UDC 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. The proposed shade structure exceeds the allowed 12’-0”, see UDC Article 6.4.4 for height measurement requirements. A Board of Adjustment for Variance is required.
