COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).
1. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. That said as a front street perimeter yard dimension from the post supporting the proposed front porch was not provided Zoning cannot provide accurate DDO comments. Also it appears that the street dimensions are not correct. Based on paving plan I-95-044 the distance from centerline to face of curb is 16’ and from face of curb to property line is 10’. Based on the dimensions provided on the plan the required street perimeter yard setback is 20’-0”, provided is 15’-6”.
A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
