COMMENTS: Please resubmit revised drawings and any a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments shall be addressed prior to submittal of the required DDO:

1. Provide street perimeter yard setbacks on the plan.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Per UDC Article 8.7.3.K.1 Perimeter yards along FLD project site boundaries are required in accordance the site ’s underlying zone as provided in Section 6.3.4, Dimensional Standards and Exceptions Tables.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

2. Based on a wall height of 12’-4” the required perimeter yard setback from the proposed sleeping quarters to the south subdivision property line is 8’-3”, proposed setback is 7’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
