This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. A special inspection request is required with the permit application for field welding, R109.2 Provide the engineering design drawings as referenced on sheet 5. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits The existing porch roofs may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection. Provide compliance with R302.1 (City of Tucson Amended) by removing the porch roof within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). FOUNDATION PLANS: 1. Locate and detail foundation sizes with rebar reinforcement (R401.2) for structure load bearing, R403.1.1. STRUCTURAL PLANS: 1. Locate and size beams, rafters, ledgers and fasteners for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. | 01/27/2022 | NMARTEL1 | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL Nicholas Martell, Planner T21CM09275 Residential Addition (2nd Review) January 27, 2022 The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1.The porch on the Northeastern part of the Guest House appears to be unpermitted, and does not meet setbacks. A Design Development Option (DDO) will be required to proceed with the permitting process. The required side perimeter yard setback in the R-2 zone is 6' or 2/3 the height of the structure. The DDO application can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf The DDO can be used to reduce the side perimeter yard setback from 6' to 1'. Before the DDO is applied for, please submit an elevation drawing for that porch, as the required setback will be measured based off of the height of the structure.
