The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf

1. Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line.
a. A detached accessory structure, like the one that is proposed on the plans, would require a board of adjustment variance to be approved. More information about the variance process can be found here: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. Before a variance can be applied for, all other comments must be addressed.
b. A front yard structure may be permitted if it is attached to the primary structure with a 5' wide roof connection that can support a 20 pound live load.
c. If the applicant plans on attaching the proposed structure to the house, setbacks must be met. To calculate the required setbacks, elevation drawings must be completed.
2. Please add elevation drawings to the next site plan.
3. Add all setback measurements from every structure to the property lines. See the example in the link above.
4. Based on the aerial view of the property, the plans do not reflect the general shape of the current structures. There are several attached and detached components of the house that are not on the site plan. Please address every structure on the property. If there are any structures no longer present, please make note of that on the next submittal.
