Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

GENERAL COMMENTS:

1. Inclusive Home Design Ordinance applies to new dwellings rather than additions.

SITE PLAN:

1. Show the electrical line to building as overhead or underground, R106.1.1. Show an underground service entrance or update the Riser Diagram showing an overhead panel.

FLOOR PLANS:

1. Show the location of a minimum 22” x 30” attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30” of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas leading to an existing access opening. This case requires consistent insulation placement for maintaining a thermal envelop.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling less than 1500 SF requires a 45 CFM continuous setting. Identify the continuous rated fan device or fresh air system.

ELECTRICAL PLANS:

1. Tucson Electric Power requires a 2½” diameter service conduit, TEP SR-305. Update the Riser Diagram.
2. Revise the Dryer entry showing two circuit numbers, E3702.11.
3. Consider updating the kitchen countertop receptacle outlets with two 2O AMP small appliance circuits, E3703.2 and E3901.3. GFCI protected, E3902.6.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.
