Multi-Family is an allowed use in the zone (UDC Table 4.8-4). 1. Per UDC Article 3.3.3.G.2.c a site plan is required for existing development undergoing a change of use, building or structure additions, and/or a reconfiguration of an area outside a building. Based on the site plan provided in this building set and approved DP21-0243 there are proposed changes to the site, i.e. removal of vehicle parking spaces to allow for a grassed play area along the north side of the parcel. 2. Based on current aerial photos there is metal fencing and gates near the northeast and northwest corners of Building 1 that are not show on the plan. Clarify if the fence & gates are to remain. If they are to remain a revision to DP21-02243 will be required. 3. It appears that some of the units could have two (2) bedrooms as called out as “DOUBLE” on the plan. If these are proposed to be two (2) bedroom units the vehicle parking space calculation will need to be revised.
