TRANSMITTAL: December 9, 2021
This site is located in the C-3 zone (UDC 4.7.22), Food Service is an allowed use in the zone (UDC Table 4.8-4).

1. Per UDC Article 3.3.3.G.2.c a Development Package (DP), commercial site plan, is required to be submitted and approved prior to approval of this permit. At a minimum the DP shall meet the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf. The DP is a separate submittal and shall be submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using Submission Type “Site Review”.

2. It appears that the proposed outdoor seating area is location within the COT Right-Of-Way, ROW, a temporary revolkable easement may be required. Contact COT DTM Real Estate Section for requirements.
