This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.
1. Show the proposed garage/laundry room on the plot plan.

2. Based on current aerial photos there appears to be a couple of detached accessory structures along the south property line. Show all structures on site on the plot plan along with perimeter yard setbacks. Minimum setback in the R-1 zone is 6’-0” or 2/3 the height of the exterior wall, greater of the two. If these detached structures do not meet perimeter yard setbacks a neighbor setback waiver is required. To obtain the required waive(s) provide the following text on the plot plan and have the owner of the affected property sign and date:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

3. There appears to be a water cistern located near the southeast corner of the house. Show the cistern on the plot plan. If this cistern is over 6’-0” in height or more than 10 square feet in area and does not meet perimeter yard setbacks to the east property line a neighbors setback waive is required.

4. The provided plot plan is very difficult to read provide a better quality file with the next submittal.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3.
2. Limit cantilevered rafters (overhang) to 24”, or provide engineered design, R802.7.1.1. Consider using a manufactured truss plan.

SECTIONS - DETAILS:

1. Show a complete cross-section wall detail of the new exterior wall, R106.1.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

Show any proposed equipment with code compliant components, locations and sizes. Include the mini split size.

ELECTRICAL PLANS:

Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.

Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
