This site is located in the R-2 zone (UDC 4.7.9). A Duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Based on the approved Development Package DP20-0163 and the vehicle parking provided, four (4) spaces, this site is limited to a duplex with a 3 bedroom unit and a 2 bedroom unit only. The submitted plan is using model plan T21-M0024 which is a duplex with four (4) bedrooms in each unit which requires five (5) vehicle parking spaces. A site that requires five (5) vehicle parking spaces is required to meet commercial landscape and pedestrian circulation requirements. Either the DP will need to be revised to show five (5) vehicle parking spaces and all required landscape buffers, pedestrian circulation, etc. or the model plan revised to show no more than five (5) bedrooms total or a different model plan that only has five (5) bedrooms total.

An overhead service conductor requires an 8-foot clearance above the roof, E3604.2.1 which is usually not feasible. The service line change or a new panel location must be coordinated with TEP for approval.
