This site is located in the R-2 zone (UDC 4.7.9). A multi-family is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

Comment: Provide the setbacks dimension for building 5, Provide a dimension on the elevation drawing from design grade to top of wall. It appears that the proposed setback is 11'5" based on a scaled measurement.


The minimum setback is the greater of Ten (10) feet, or three/fourths (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 19’-6” the required perimeter yard setback from the proposed Townhome to the west south property line is 14’-8" proposed setback is 11’-5”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Comment: Provide the setbacks information for the Ramada/Storage. Provide a building height measurement 6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .)
