TRANSMITTAL: November 8, 2021

Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Remove the aerial photo from the plot plan.

2. Provide perimeter yard setback dimensions from the propose addition to the west property line. These setback dimensions shall be from the proposed enclosure of the carport and from the addition that attaches the master suite to the main dwelling.

3. It appears that the proposed wall of the addition at the existing carport will be closer to the west property line than the existing posts supporting the carport. If this is the case and the proposed wall does not meet the minimum required setback of 6’-0” or 2/3 the height of the exterior wall, greater of the two, as measured from design grade to the highest point of the wall a Design Development Option (DDO) may be required. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If the proposed wall of the master suite is not proposed to be closer than the existing posts of the carport and the wall height is not increasing, if the setback is less than 6’-0” a neighbor’s setback waiver can be used for this project. PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. Include an existing or upgraded 1” line to the building.
2. Show the square footage of the addition.

PLANS:

Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

PLUMBING PLANS:

1. Show the water heater size, type and (label) location, P2801.1.
2. Show combination drain/vent pipe sized with acceptable number of fixture units, P3111.3. (2” – 3 d.f.u. to stack or 4 d.f.u. to building drain).

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside in the immediate vicinity, R314.3.
2. Show the location of the new panel on the Electrical Plan with clear working space compliance, E3601.6.2 & E3705.8.
3. Show the location of the new panel on the Electrical Plan, E3601.6.2 & E3705.8.
4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
5. Show at least one wall switch controlled light at outdoor entrances or exits (patio), E3903.3.
6. Show or notate a disconnect means or a locking breaker for the (new) water heater, E4101.5.
