This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Provide a residential plot plan that meets all requirements shown at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plan shall: a. Be drawn at an engineering scale, i.e 1” = 10’. b. Provide a lot coverage calculation meeting the example shown on the example found at the link above. c. Indicate the zoning of the property and all adjacent properties. 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the height of all exterior walls on the elevations. For the north elevation from design grade to the highest point of the wall, where the wall meets the bottom of the eave, it appears that this height is approximately 12’-0”. Per UDC Table TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Res Use to a Non-Residential Zone the required perimeter yard setback to the north is 10’ or ¾ the height of the exterior wall, greater of the two. Based on a wall height of 12’-0” the perimeter yard setback from the proposed shed to the north property line is 10’-0” and you are proposing 6’-0”. You can reduce the required perimeter yard setback for a detached accessory structure by securing a neighbor’s setback waiver, see UDC Article 6.6.2.D. To obtain this waive provided the following statement on the plot plan and have the owner of the on the north side of the alley sign and date. My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans. Show the location of utility lines to the building. ROOF PLAN: Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. SECTIONS - DETAILS: 1 Show a cross-section detail of the proposed exterior wall, R106.1.1. Show ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. 2 Provide a Garage wall detail showing pressure treated sill plate with ½” x 10” @ 4’ O.C. anchor bolts with 7” embedment into foundation. 3 An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. MECHANICAL PLANS: Provide equipment details showing code compliant components and sizes. ELECTRICAL PLANS: Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. Provide a panel schedule showing the main ampacity consistent with the load summary, E3602.1 & E3706.2. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
