SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building.

SECTIONS - DETAILS:

An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing along with another means of achieving the required total for the roof, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update notation on detail #6 & 9; section B and Energy Efficiency Information note #3 on A105.

PLUMBING PLANS:

1. Show a two-way cleanout at the building exterior, at 100’ intervals and at change of direction exceeding 135 degrees, P3005.2.
2. Show the new drain lines away from the foundation, IRC 2604.4.

MECHANICAL PLANS:

A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting, R303.4; N1103.6 & M1505.4. Add the required setting on the plan.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. Add a second circuit at the countertops.
2. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6. Update circuit $5.
4. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. Remove circuit #10 from the new bathroom.
5. Clarify the smoke detector circuit show on the plan (#11 rather than #13).

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-38 ceiling or roof) showing code compliant placement of materials and ratings, N1101.
