A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9. 1. It appears that the following comment may have been addressed but the elevations provided on sheet A-3 appear to conflict with each other. There are several height dimensions from design grade to the top of parapet: east elevations 10’-6”, south elevation 10’-0”, west elevation 11’-6” & north elevation 10’-0”, and there does not appear to be any change in the parapet height. Clarify what is happening so that perimeter yard setbacks can be verified. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on the provided elevations (10 feet), the required setback would be 6'-8"; proposed is 4'-0". A Design Development Option (DDO) will be required. The 3 required parking spaces must be located in a side or rear yard, they cannot be located anywhere north of the front of the house. be An R-1 site with five or more total bedrooms proposed is required to provide all parking in the side or rear yard.
