This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.6. The minimum setback is twenty feet facing each interior property line (Table 6.3-1.A). 1. Proposed perimeter yard setback from the master suite addition to the west property line is 5’-0” A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. Additional comments that need to be addressed prior to submission of the DDO: 2. Based on current aerial photos there is a patio cover located on the southeast corner of the dwelling, called out on the plot plan as “EXISTING PORCH” but not shown on the plan. Zoning was not able to find permits for this patio cover. The porch is required to be shown on the plot plan along with all applicable setback dimensions and either provide approved permit documents for this porch or include it in this permit. Until the porch and setback dimension are provided Zoning cannot determine if an additional process such as a Design Development Option (DDO) will be required for the patio cover.
