PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

SITE PLAN:

1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement.

FLOOR PLANS:

1 Provide a floor plan showing the location of all window and door openings.
2 Show the wall composition between the dwelling and carport for fire rating determination (any windows require enclosing). The exterior dwelling wall requires 1/2” sheet rock applied over a T1-11 type wall sheathing if the wall is not a masonry product, R302.6.
3 Show any door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.
4 Identify the room with a door entering into the dwelling. An opening from a garage directly into a sleeping room is not permitted, R302.5.1.

SECTIONS - DETAILS:

1 Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1.
2 Provide a Garage wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show a pressure treated sill plate with ½” x 10” @ 4’ O.C. anchor bolts with 7” embedment into a 12” x 12” continuous foundation with #4 bear reinforcement. Show any weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems.

ELECTRICAL PLANS:

1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5.
2. Garage Receptacle Location: an outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9.
