The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf

a. Please add all setback measurements to the site plan

b. Add the right of way information for E. Hancock Vista

c. Add a lot coverage calculation as shown on the plot plan example above

d. Aerial imagery appears to show two unpermitted structures that are not on the site plan, and are not meeting setbacks. Please address these structures. The miniumum interior setbacks in the R-1 zone are 6' or 2/3 the height of the structure, whichever is greater. To permit those structures with reduced setbacks, the adjacent neighbors can sign a setback waiver with the following language: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________”

The property owner also has the option to remove, or move the structures to meet setbacks.

Additionally, a Design Development Option (DDO) can be applied for to reduce the perimeter yard setbacks to 1'. For reference, the application can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf

Before a DDO can be applied for, a new site plan must be submitted with all the corrections.

e. Please adjust the site plan showing all of the dimensions of the existing house.

For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the permit number for the Living Addition at the Existing Floor Plan on sheet 2 or show as-built details with alterations for achieving 2018 IRC code compliance.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. Show an existing or upgraded 1” line to the water heater, P2903.7.

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
2. A roof overhang may not extend closer than 24” to the neighboring property line. Remove the west overhang shown on the Roof Framing Plan sheet S1.0.

1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. The space between roof insulation and ceiling may not be vented.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
3. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:
