10/13/2021 | IMONSHI1 | ZONING | REVIEW | Reqs Change | FROM: Iman Monshizadeh PDSD Zoning Review Section PROJECT: T21CM07945 – Additions Plot Plan Review (1st Review) 2741 W Leawood Dr / R-1 Zone TRANSMITTAL DATE: 10/13/2021 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Setback requirements for the front perimeter yard in an established area are 20’ measured from the structure to the property line. For this carport, the setback would be measured from the posts of the structure to the property line. The overhang can extend from the post into the setback for an extra 2’ but the post itself must be 20’ from the property line. For a lot with a curved front yard the minimum street yard depth may be measured from a straight line drawn between the front lot corners, rather than measured directly from the curved front property line. For a visual representation of this refer to figure 6.4.5-A: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5192 On the next submittal provide the correct setback measured from the post of the structure.
