| 10/06/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM07755 545 W Dakota St – C-2 New SFR (1st Review) TRANSMITTAL DATE: October 6, 2021 This site is located in the C-2 zone (UDC 4.7.21). A single-family residence is a permitted use in this zone (Table 4.8-4). 1. Per UDC Table 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 zone, Residential Use to Non-Residential Zone the required perimeter yard setbacks to the east property line is 10’-0” or 3/4 the height of the building exterior wall. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5 & figure 6.4.5-A. Based on a wall height of 9’-8” the required perimeter yard setback to the east property line is 10’-0”, proposed setback is 8’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. 2. The lot coverage calculation does not appear to be correct. The vehicle use area should extend from the vehicle use area shown on the plan to the street property line. 3. Provide the zoning for all adjacent parcels on the plan. If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin@tucsonaz.gov. |

| 10/21/2021 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T21CM07755 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. When the clothes washer is not near an exterior wall show a single gray water bathing fixture drain looped 3’ beyond an exterior wall below grade before connection to the building drain. The proposed system is not efficient, and the ordinance was accordingly update allowing additional discharge into the black system. See details https://www.tucsonaz.gov/pdsd/water-energy-conservation Recommend updating this and future plans with one tub/shower gray water discharge. 2. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space. 3. Update the “Truss Dwgs will be deferred” notation on sheet #4 by replacing “Pima County” with “Tucson”. STRUCTURAL PLANS: 1. Identify each wall line needed for enclosing a complete rectangle with sides no greater than 60’, Figure R602.10.1.1. Place these lines no further than 4’ from an actual parallel wall, so that corners are no further than 10’ from a “qualifying” braced wall panel. 2. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6. 3. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. MECHANICAL PLANS: 1. Update the whole-house mechanical ventilation description, R303.4; N1103.6 & M1505.4. A four bedroom dwelling of 1,500 – 3,000 SF requires a 75 CFM continuous setting. Notate this setting. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Provide the Electric Vehicle Supply Equipment 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle and label the circuit “EV Ready”, N1104.2.1. Include the Electric Vehicle load entry (typically 7680 watts) in the electrical load calculations (continuous demand) same type of entry as the AC demand, N1104.2.2. 2. Also, remove the first of the two “Condenser Unit = 5.0 KW” and the first of two “Future Photo Voltaic Equipment = 3.8 KW” entries. They are only full demand entries not subject to the 40% remainder rule. Recalculate. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to sheet #8. 2. Update the N1104.1 statement on sheet #9 by removing the second half of the notation starting with the word “or”.
