This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.
1. Per UDC Article 11.4.3 Definitions – B – Bedroom: The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement. That said, the office shown on both plans is considered a bedroom for the calculation of required vehicle parking. As five (5) vehicle parking spaces area required for this site the vehicle use area must meet the requirements of UDC Articles 7.4 & 7.6 for commercial vehicle parking.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 .
a. Show a minimum 300 SF clear solar-ready zone on a roof or framing plan, T103.3. Model plans should show four typical south facing roof surfaces.
b. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9. Update breaker location.
2. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes, one with an above grade stub-out, and one to the building drain; also provide gray drain-line discharge of all second story bathing fixtures through an exterior-wall drop for future gravity distribution. Include an aliened purple colored 2” or 3” vertical drop to a cleanout cap 2’ above grade. The homeowner may perform system alteration for future gray water usage. 3. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space.

PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. Update note #16 sheet 4.


PLUMBING PLANS:

1. Provide protection of (indoor rated) equipment located outdoors with an exterior rated enclosure, G2406.3.

ELECTRICAL PLANS:

1. Provide the Electric Vehicle Supply Equipment 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle and label the circuit “EV Ready”, N1104.2.1. Include the Electric Vehicle load entry (typically 7680 watts) in the electrical load calculations (continuous demand) similar to the HVAC entry, N1104.2.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

3. Project Name - Enter a name for your project.

4. Type of Permit - Select Commercial or Residential (Residential is for work on single family residences and duplexes.)

5. Select Street Name from the list. You can type the first two letters or number to get closer to your choice in the list. Then select the rest of the address in the boxes provided.

6. Description of Work - Enter in Floodplain Use Permit for…and then put a description of the work being done or reference the building permit number associated with this floodplain use permit.

7. Complete the Applicant Info. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account.

8. Complete the Contractor, Owner and Architect/Engineer sections as applicable.

9. Supporting Documentation Upload - Provide a complete cost estimate for the project unless it is for a new build/separate structure. You may also provide additional documents you think will be helpful.

10. Sign the application and submit.
