This site is located in the R-1 zone (UDC 4.7.8). A single family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets all requirements shown on the example of a Residential Plot Plan found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan shall be:
i. Drawn at an engineering scale, i.e. 1” = 10’ etc.
ii. Provide a lot coverage calculation on the plot plan.
iii. Provide a legal description, “BRAVO I LOT 237” on the plot plan
iv. Provide the zoning of this parcel and all adjacent parcels on the plot plan, all should be R-1.

2. The property line dimension listed are not correct

3. Provide a dimension from centerline of El Atajo to the north property line. This dimension should be 25’-0”. It appears that the wall shown maybe within the right-of-way.

4. Based on current aerial photos there is some type of accessory structure located in the southwest corner of the parcel that is not shown on plan. Show this structure on the plan and include the square footage in the lot coverage calculation.

5. Based on current aerial photos there appears to be some type of shade structure attached to the rear of the house., Show this structure on the plan and provided permit documentation.

6. The job description provided on the application does not appear to match what is shown on the plan. Clarify what you are attempting to permit as the plan is not clear.

7. It appears that you are proposing to enclose part of an existing carport that does not meet perimeter yard setbacks. A neighbor setback waive is required. Provide the following text on the plan and have the owner of the adjacent property sign and date:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans.

Clarify the building alterations for this permit. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the structure’s original permit number or show alterations for achieving code compliance.

Provide a single set of plans in a .PDF file.

PLANS:

Storage room exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.

Show the carport roof structure with one-hour fire-resistive wall construction parallel with the property line in compliance with IBC Table 721.1(2) or show a clear 3’ fire separation distance between the property line and the structure.

FRAMING PLAN:

Provide a roof framing plan showing beam, rafter and header locations and sizes.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a 12”x12” reinforced foundation with minimum 6" spacing above exterior grade or 2” above exterior concrete surfaces.

ELECTRICAL PLANS:

Provide wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
