| 09/24/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM07492 3332 N Flanwill Blvd Detached Accessory Structure – In-law Suite TRANSMITTAL: September 24, 2021 This site is located in the R-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6 1. Provide a residential plot plan that meets all requirements shown on the example of a Residential Plot Plan found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Once a plot plan that meets the requirements is provided additional comments by be forth coning. 2. Per Unified Development Code (UDC) Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The proposed In-Law suite is considered a detached accessory structure and is located partially within the front yard. A Board of Adjustment for Variance is required for the structure to remain as shown on the plan. 3. Per Unified Development Code (UDC) Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. As no elevations or building heights were provided Zoning cannot verify if the proposed structure exceeds the allowed 12’. 4. Per Unified Development Code (UDC) Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. It appears that the 50% GFA has been exceeded, a Board of Adjustment for Variance is required for the structure to remain as shown on the plan. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. 5. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). As no elevations or building heights were provided Zoning cannot verify the required perimeter yard setback to the north property line. Based on the proposed 5’ shown on the plan at a minimum a neighbors setback waiver is required, See UDC Article 6.6.2.D. To secure the setback waiver the following text must be provided on the plot plan and then signed by the property owner of the parcel to the north: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 6. Provide fully dimensioned elevations and floor plans for the proposed and existing dwelling units. | 10/12/2021 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T21CM07492 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans. Provide a single set of plans in a .PDF file. Sample drawings are shown as an example: https://www.tucsonaz.gov/pdsd/residential-permits Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Provide the permit number for the shed construction, otherwise the permit will be for a sleeping quarters with porch including construction code compliant details. Provide the manufacturer’s calculations, data and sealed engineered plans if this is a pre- designed assembly. SITE PLAN: Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building. FLOOR PLAN: Update the floor plan showing window sizes with type identified as XO or SH. FRAMING PLAN: Provide a roof framing plan showing beam, rafter and header locations and sizes. The structure requires joist sizes for accepting added loads of ceiling board and insulation. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners for a foundation wall and roof assembly. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a 12”x12” reinforced foundation with minimum 6" spacing above exterior grade or 2” above exterior concrete surfaces. Provide the placement of ceiling/roof insulation. This determines the need for attic ventilation or the need for an air-impermeable layer if insulation at the roof sheathing. PLUMBING PLANS: Provide plans with details showing piping locations with compliant materials and sizes. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes. Provide a Manual J report identifying cooling demand. ELECTRICAL PLANS: Provide wiring details showing code compliant device locations and circuit sizes.
