(2nd Review) TRANSMITTAL: November 4, 2021 COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3). This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to convert a garage to a sleeping quarters. Conversion includes a porch addition and exterior façade modifications. This project fronts on Vine Ave. Structure meets setbacks and is considered to be facing the side street perimeter yard. The NPZ review must be approved prior to the building permit. NPZ application and submittal requirements can be found at: https://www.tucsonaz.gov/files/integrated-planning/Special_Districts_Application_Revised_9-10-21_fillable.pdf. NPZ review is a separate submittal from the building permit and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the submission type “Special Districts”.
