(1st Review) TRANSMITTAL: September 21, 2021 COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3). This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to convert a garage to a sleeping quarters. Conversion includes a porch addition and exterior façade modifications. This project fronts on Vine Ave. Structure meets setbacks and is considered to be facing the side street perimeter yard. The NPZ review must be approved prior to the building permit. NPZ application and submittal requirements can be found at: https://www.tucsonaz.gov/files/integrated-planning/Special_Districts_Application_Revised_9-10-21_fillable.pdf. NPZ review is a separate submittal from the building permit and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the submission type “Special Districts”. Additional comments to be addressed prior to resubmittal of plans: 1. The side street perimeter yard setback, 6’-0”, is not correct and should be 10’-0”, see UDC Article 6.4.6.C.1.b. 2. The lot coverage calculation is not correct, review UDC Article 6.4.3 and the example shown on the Residential Plot Plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a correct lot coverage calculation. 3. As this parcel does not meet the minimum lot size to support 2 dwelling units, see UDC Table 6.3-2.A, clearly label the refrigerator as an undercounter refrigerator on all sheets of the plan. Complete the Contractor, Owner and Architect/Engineer sections as applicable. 9. Supporting Documentation Upload - Provide a complete cost estimate for the project unless it is for a new build/separate structure.
