Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Include a roof detail with compliant insulation types on the plans. Show a method of maintaining a 1” air gap between roof sheathing and batt insulation for eave vent functionality, R806.3 or show a layer of rigid foam board in contact with the sheathing without eave venting.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a method of achieving the wall insulation on the plans.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. This comment was not addressed correctly. The neighbor setback waivers are only required for, 4729 E Adams, 4732 E Lee & 4738 E Lee. The setback waive statements shall be provide on the plot plan, and the correct setback distance to the applicable property line shall be provided. Per Unified Development Code (UDC) Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Residential Use to a Residential Zone the required perimeter yard setbacks to the north and west property line is 6’-0” or 2/3 the height of the exterior wall. Based on a wall height of less than 9’-0” the required perimeter yard setback 6’-0”. Proposed setback from the propose patio addition to the north property line is 4’-0” & from the proposed patio & storage addition to the west property line is 4’-6”. Per UDC Article 6.6.2.D the adjacent neighbor is allowed to waive the required setbacks. To secure a neighbor’s setback waiver the following text must be placed on the plot plan and then signed and dated by the adjacent property owner:
