A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Per Unified Development Code (UDC) Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Residential Use to a Residential Zone the required perimeter yard setbacks to the north and west property line is 6’-0” or 2/3 the height of the exterior wall. Based on a wall height of less than 9’-0” the required perimeter yard setback 6’-0”. Proposed setback from the propose patio addition to the north property line is 4’-0” & from the proposed patio & storage addition to the west property line is 4’-6”. Per UDC Article 6.6.2.D the adjacent neighbor is allowed to waive the required setbacks. To secure a neighbor’s setback waiver the following text must be placed on the plot plan and then signed and dated by the adjacent property owner: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor setback waiver a Design Development Option will need to be submitted and approved. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Per UDC Article 6.4.3.B.3.b all vehicle use areas, whether improved or unimproved, are included in the calculation. 3. Based on current aerial photos there are two (2) structures along the west property line that are not shown on this plan. One appears to be shed and one a carport type structure. Show these structures on the plan and include them in the lot coverage calculation. Also, ensure that these setbacks are addressed in either the neighbor’s waiver or DDO. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 2. Provide a Riser Diagram with a single service panel and a sub-panel to the secondary building, E3607. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans or show overall compliance if using less than prescribed component values by providing a RES check calculation.
