COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site is zoned O-3 , and the proposed use is single family residential (SFR) which is a permitted use in your zone.

01. COMMENT: Zoning acknowledges the applicant's statement that the bathroom location was shifted; however, the setback is not meeting minimum setback requirements. The setback requirement for the perimeter street yard adjacent to Golf Links is the greater of 21' or the height of the adjacent wall measured from the back of the future curb location. Records state the proposed width of Golf Links is 200' and currently the right of way is 170' wide. Contact the Department of Transportation and Mobility to identify the future right of way of Golf Links (520) 791-4371.

02. COMMENT: Include the vehicular use area in the lot coverage calculation. The lot coverage is the percent of the lot area that is covered by buildings, storage areas and vehicular use areas (both improved and unimproved). See UDC 6.4.3 for applicability standards.
