The use is single-family residential (SFR) which is a permitted use in the O-3 zone (Table 4.8-3).

02. COMMENT: Include the lot coverage calculation (UDC, 6.4.3)

04. COMMENT: Provide the height of the northern elevation measured from design grade to the highest point of the wall (UDC, 6.4.5.B).

06. COMMENT: Include adjacent right of ways and demonstrate setback compliance for the northern property line. Golf Links Road is a Major Street and Route, designating the subject property as a developing area in relation to setback requirements (UDC, 6.4.5.C.2). The average daily traffic for Golf Links is 1,000 or greater, resulting in a minimum setback requirement of 21' or the height of the adjacent wall, the greater applies, measured from the wall to the back of the existing or future curb location (Table 6.4.5.C-1).

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building.

SECTIONS - DETAILS:

New exterior and bearing walls require compliant attachment to a 12” wide x 12” deep reinforced foundation. Also, show a minimum 6" spacing above exterior grade or 2” above exterior concrete surfaces. Update detail #1 and 2 on sheet 3.

An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes. Provide heating facilities in all habitable rooms, R303.9.

ELECTRICAL PLANS:

Show a smoke alarm in each bedroom and outside in the immediate vicinity, R314.3.2.
