This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a plot plan that is readable and meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. These requirements shall be provided on a single plan sheet. Zoning recommends that you use the plot plan found under permit number T06CM00201 as an example to start. You can find this plan on the COT Property Research Online (PRO) web site located at: https://www.tucsonaz.gov/PRO/pdsd/, using the “Activity Search”.

2. Clearly show the post that support the carport and the wall of the storage area and provide setback dimensions to the east property line.

Per Unified Development Code (UDC) Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone the minimum perimeter yard setback from the post supporting the carport and the wall of the storage area is 6’-0” or 2/3 the height of the wall, as measured from design grade, greater of the two. Depending on what the proposed setback is either: 1) If the setback is 1’-0” or greater a Design Development Option (DDO) will be required. 2) ) If the setback is less than 1’-0” a Board of Adjustment for Variance will be required.

PLAN REVIEW COMMENTS
Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

GENERAL COMMENTS:
1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Complete construction plans are required for processing a building permit. The plans should show necessary structural changes for achieving building code compliance, 2018 IRC.

SITE PLAN:
1. Indicate the location of buildings and any utilities supporting the proposed structure.

FOUNDATION PLAN:
1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1.

FRAMING PLAN:
1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:
1. Show the Post Section Detail with #4 rebar in the footing, R403.1.
2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1.
3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger connection to load bearing wall).

ELECTRICAL PLANS:
1. Show the overhead service conductor with an 8-foot clearance above the roof, E3604.2.1 or relocate the service panel from under the roof. The service line change or a new panel location must be coordinated with TEP for approval.
