1.COMMENT: Setbacks for a corner lot abutting two streets are as follows: Front setback is 20’ from the property line, and the second side street setback is 10’ from the property line. The owner can choose which street is considered their front perimeter yard.



In this case since the front perimeter yard is already set as Gollob Rd, the setback for the side yard (north property line) is 10’ from the property line. A Design Development Option (DDO) will be required to reduce the north and the east setbacks.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the structure’s original permit number or show alterations for achieving code compliance.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.

ROOF PLANS:

1. A roof support may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection. Provide compliance with R302.1 (City of Tucson Amended) by removing the porch roof within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2).
2. A roof overhang may not extend closer than 24” to the neighboring property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended).

STRUCTURAL PLANS:

1. Provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

1. Show untreated wood with a minimum clearance above the ground, R317.1.
2. Show the minimum footing dimensions for supported loads, R403.1.
3. Specify all ledgers connected to masonry walls with 3x material, Figure R606.11 (1).
4. Show ledger to wall connections consistent with Figure R606.11 (1). Change ledger bolt size and spacing for a prescriptive design or provide an or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3.
5. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show any alterations or additions.

OUTDOOR LIGHTING CODE

1. Show any proposed fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
