09/10/2021 | LSHAMIS1 | ZONING | REVIEW | Reqs Change | CDRC Transmittal FROM: Loran Shamis PDSD Zoning Review Section PROJECT: T21CM07156 SFR bedroom and porch addition (1st Review) 2909 E Copper St TRANSMITTAL DATE: September 10, 2021 DUE DATE: September 20, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The use is single family residential (SFR) which is permitted in the R-1 zone, subject to use specific standards 4.9.7.B.1 - .9 and .11 (table 4.8-2). 01. COMMENT: It is unclear if the addition is meeting the minimum required setbacks to the western property line. Setbacks are variable for the R-1 zone - the minimum setback requirement is 6' or two-thirds (2/3) the height of the adjacent wall (H), the greater applies, measured to the property line (UDC, Table 6.3-2.A). Provide the height of the west elevation measured from grade to the highest point of the wall to determine the setback requirement to the property line (UDC, 6.4.5). 02. COMMENT: Include the property owner's name on the site plan. 03. COMMENT: Correct the dimensions of the parcel - the subdivision plat states the width of the parcel is 67.5' (M&P, book 8, page 30) For questions regarding Zoning comments, please contact me at: Loran.Shamis@tucsonaz.gov To resubmit your plans for additional review, please visit: https://docs.tucsonaz.gov/Forms/tucsonpermitapp |
