PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Orient pages of construction plans with consistent layout.

Provide legible notation on sheet #1 of 5.

Provide one sheet #3. Currently #2 is missing.

Provide a single Plumbing plan. Currently provided on both sheets marked as #3.

GENERAL COMMENTS:

1. Provide a signed Confirmation of Notice of Demolition form before obtaining the building permit, R104. Show the square footage of the dwelling for removal.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. The diverter valve system as shown does not meet the minimum requirement for usage without additional features. These devices require a manufacturer rating for the application, G2406.3. Provide the spec sheet for a compliant diverter for drainage applications or show a dual clothes washer standpipe allows discharge at an exterior wall discharge point for immediate usage. MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.

This site is located in the C-2 zone (UDC 4.7.21). Single-Family dwellings is a permitted use in this zone (Table 4.8-4).

1. This comment was not addressed. Based on the Pima County Assessor’s information and maps this site is made up of two (2) parcels, 138-11-004A & 138-11-004B, show the interior property line between the two parcels or provide a copy of the approved Pima County Assessor’s Combo Request from with the next submittal. The proposed great room addition may have setback issues to the interior property line but until this comment is addressed Zoning cannot verify.
