This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. As this site boarder on Speedway Blvd. and Speedway is designated as an Arterial on the COT MS&R Plan the street perimeter yard setbacks are based on UDC Article 6.4.5.C.2 & Table 6.4.5.C-1. Speedways street perimeter yard setbacks are measured from the back of future curb. Future curb is located 8’-6” south of the south property line. Show the future curb on the plan and provided a setback dimension from the back of curb to the proposed SFR. Based on the 8’-0” setback to the south property line plus the 8’-6” to the back of future curb it does not appear that the street perimeter yard is met. If the house is to remain in the location shown on the plan a Board of Adjustment for Variance is required. Alder Ave street perimeter yard setback is 21’ as measured from the back of existing curb. Back of existing curb is 7’-6” west of the west property line. Show the existing curb on the plan and provide a street perimeter yard setback.
