A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Zoning acknowledges S21-014 that put the lot configure back to meet S04-089 but until the improvements shown on tentative plat S04-089 are constructed or a new tentative plat has been approved and all improvements shown on the new tentative plat have been installed this plan cannot be approved. This comment was not addressed. Until the subdivision site improvements shown on tentative/final plat S04-089 are constructed Zoning cannot approve the building plan. An option would be to submit a new tentative plat and demonstrate how the access and drainage requirements are met.
