This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: 1. Indicate the location of proposed roof and any utilities around the proposed structure. 2. Show a structure setback of 3 feet or greater from property line or provide fire rated features, R302.1. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. Show a 4x6 DF #1 beam or show a compliant nailing pattern for fastening 2x6’s together. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 3. Show beam placement on top of support posts with post beam hardware. Carriage bolts may not provide sufficient shear strength, R106.1.1. 4. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 5.
