1. The allowable tabular sq. ft. provided for building 1 on the area increase calculations is incorrect. The max tabular allowable sq. ft. for an A-2 occupancy of type V-B construction and protected by a NFPA 13 system is 24,000 sq. ft. according to Table 506.2. Provide clarification and provide updated area increase calculations.
2. It is assumed that a 13R sprinkler system is being used to protect the apartment building and a NFPA 13 sprinkler system is protecting the new clubhouse. The notes are vague is what systems are protecting what spaces. Please clearly indicate what sprinkler systems types are protecting what spaces.
3. During the demolition phase it will be important to maintain all the fire lanes and fire access. Please coordinate with the Fire Marshal.
4. There are no egress plans provided. Provide thorough egress plans for both the apartment building and the clubhouse.
5. There are no occupant loads provided. Provide occupant load calculations for both the apartment and clubhouse.
