PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLAN:

1. Clarify the location of keynotes 10 & 11.
2. Show the functional name of each proposed room and each adjacent room, R106.1.1. Existing bedrooms with removed windows must show code compliance for egress, R310.
3. Show compliance with R303.1 providing natural light into the adjacent room (8%) or approved artificial light.
4. Show compliance with R303.1 providing (4%) natural ventilation into the adjacent room or approved mechanical ventilation.

SECTIONS - DETAILS:

1. Show a cross-section detail for the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width for wood framed walls with minimum of one #4 rebar in the proposed continuous footing, R403.1.
2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. This may require a concrete stem when the floor is less than 6” above grade.

ELECTRICAL PLAN:
1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
