This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - 9.

1. Per Unified Development Code (UDC) Article 6.4.5.C.1 the required street perimeter yard setback is 20’ or 1-1/2 the height of the of the wall, greater of the two, not the 30’ as shown on the plan.

2. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Residential Use to a Non Residential Zone the required perimeter yard setback to the south property line is 10 or ¾ the height of the of the wall, greater of the two, not the 30’ as shown on the plan. Based on a wall height of of 10’ the required perimeter yard setback from the sleeping quarters to the south property line is 10’-0” proposed is 4’-7”. At a minimum you will need a neighbor setback waiver. To accomplish this the following text needs to be provided on the plot plan and signed and dated by the owner of the property to the south:

Lot coverage includes all vehicle use areas whether improved or unimproved.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the structure’s original permit number or show alterations for achieving code compliance.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly for each type of exterior wall needing permit, R106.1.1.
PLUMBING PLANS:

1. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314.
2. Provide a Riser Diagram with a single service panel and a sub-panel to the second building, E3607.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.
