Storage Shed and Site Wall/Fence (1st Review)

TRANSMITTAL DATE: September 13, 2021

This site is located in the R-1 zone Planned Area Development (PUD) (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. The provided plot plan is not readable. It appears that the proposed CMU/Wood Wall is 6’-8” but it could be 6’-0”. If the proposed CMU/Wood Wall is over 6’-0” tall it is required to meet all required perimeter yard setbacks or go through the Design Development Options (DDO) for wall height. The street perimeter yard setback that would be 20’ and the north, east & west perimeter yard setback would be 6’-0”. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov.

2. Provide a plot plan that clearly shows the property lines.

3. Per Unified Development Code (UDC) Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. That said, if the “Storage/carport 874 sq. ft, is the structure located in the northwest corner of the parcel you have exceeded the allowed 50% gfa of detached accessory structures. To add the proposed 200 sq ft accessory structure a Board of Adjustment for Variance will need to be submitted and approved. You have two other options other than the variance: 1) connect one of the detached accessory structures to the existing house with a roofed structure, minimum 5’ wide that can support a 20 lb live load, 2) reduce the proposed 10 x 20 sq ft structure to less than 200 sq. ft.
Board of Adjustment application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using submission type “Zoning Administration”.
