TRANSMITTAL: April 1, 2022

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. The required plot plan needs to meet all items shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plan should be similar to the 1st sheet of the prior approved plans.

2. Provide the proposed perimeter yard setbacks on the plot plan. Zoning acknowledges the 5th sheet submitted with this set showing a 3’-0” setback to the south and that a neighbors setback waiver has been provided.

3. The west setback shown on the 5th sheet cannot be reduced from the 10’-0” setback shown on the approved plans. If you wish to reduce this setback a Board of Adjustment for Variance will be required as 12th Avenue is an Arterial listed on the COT MS&R map with a future 100’ right-of-way. If you wish to reduce the 10’ setback shown on the approved plan you will need to show the future right-of-way for 12th on the plan along with the future curb and provide a setback dimension from the back of curb to the proposed sleeping quarters.

4. Remove all references to “UNIT 2” from the plan and label this structure as a sleeping quarters.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Provide a complete plan set for review and approval. Include sheets R-1, M-1, S-1 and SE-1.

SITE PLAN:

1. Update the electric and water lines from meter to building, R106.1.1. Show all utility point of connections. A sleeping quarters may not have a electrical meter, therefore show a sub-panel feeder from the property service panel.

SECTIONS - DETAILS:

1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling under 1501 SF requires a 45 CFM continuous setting.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
