COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

Historic review must be approved prior to this building plan. The Historic Review is a separate review and should be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the submission type “Historic Review”. Zoning has notified Historic Review that the historic application was submitted as a building plan. Contact Jodie Brown at Jodie.Brown@tucosnaz.gov if you have questions about the historic review.

This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on the provided wall height of 10’-2” the required perimeter yard setback from the proposed addition to the south property line is 6’-9”, proposed setback is 3’-0”.
2. Based on the provided wall height of 10’-2” the required perimeter yard setback from the proposed addition to the west property line is 6’-9”, proposed setback is 3’-0”.
3. Based on the provided wall height of 12’-0” the required perimeter yard setback from the proposed addition to the west property line is 8’-0”, proposed setback is 5’-1”.
As dimensioned building elevations were not provided setback requirements cannot be verified.

4. The “C-3” zoning shown on the plot plan is not correct.
