Based on a wall height of 12'-8", the required setback in the R-1 zone is 8.44'. The plans show a proposed 7' setback. A Design Development Option (DDO) would be necessary to reduce the setback. However, it appears the building height is measured from the finished floor elevation. If that is the case, please resubmit with a measurement from design grade. The application for the DDO is found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf A. Before applying for the DDO, please clarify the building heights on the plans. If the heights are correct, please show them from grade. 2. Please add the setback dimensions for the existing residence. 3. Please add the right of way information for Highcliff Dr. 4. The rear porch on the east side of the property appears to be unpermitted. Please add the porch to the permit with all the correct dimensions and measurements. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ELECTRICAL PLANS: 1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. 2. Garage Receptacle Location: an outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
