The site is in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this one (Table 4.8-2). See use specific standards 4.9.7.B.5 - 9 and .11. 01. COMMENT: Provide the dimensions and the area of the vehicular use area to determine the lot coverage for the site. The lot coverage calculation is the percent of the lot that is covered by the area of a buildings and storage areas within the outside edges of the exterior walls, in addition to the vehicular use area measured within the outside edges of any area allocated to vehicular use. 02. COMMENT: Revise the required front yard setback to state the required setback is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a).
