The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. This comment was not addressed. 1. COMMENT: As this site would be considered Established Area for determining street perimeter yard setbacks, see definition of Established Area UDC Article 11.4.6, per UDC Article 6.4.5.C.1.a within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), greater of the two, measured from the street property line. Based on a height of 9'6" the required street perimeter yard setback to the property line along Atwood Av is 20' proposed is 3'. A Design Development Option shall be submitted and approved to reduce the front street perimeter yard setbacks. Until the DDO is approved and the 14 day appeal period has expired Zoning cannot approve this plan.
