Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners for the foundation of new exterior walls. Include the foundation dimensions and anchor bolt size for 7" embedment (1/2"x10"). New exterior walls require compliant attachment to a continuous minimum 12" x 12” foundation with #4 rebar reinforcement.

ELECTRICAL PLANS:

Show new or extended interior circuits with arc-fault protection.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. COMMENT: As this site would be considered Established Area for determining street perimeter yard setbacks, see definition of Established Area UDC Article 11.4.6, per UDC Article 6.4.5.C.1.a within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), greater of the two, measured from the street property line. Based on a height of 9'6" the required street perimeter yard setback to the property line along Atwood Av is 20' proposed is 3'.

2. Until the DDO is approved and the 14 day appeal period has expired Zoning cannot approve this plan. COMMENT: A DDO must be processed prior to approval of these plans.
